Kohde on neljän kiinteistön kokonaisuus. Myyjä pidättää määräalan Jyrkkäkoski kiinteistöltä. Määräala on n. 2, 01 hehtaaria ja käsittää tilakeskuksen rakennuksineen sekä hiukan peltoa (kartta liitteenä). Ostaja vastaa lohkomiskustannuksista. Kohteen pellot on vuokrattu viljelykäyttöön. Vuokrasopimus on voimassa 31.12.2025 saakka. Pellot ovat tukikelpoisia. Metsämaan puuston määrä on yhteensä n. 2200m3. Maapohjat ovat kokonaan kangasmaata. Kasvupaikoista n. 63% on tuorettakangasta, kuivahkoa kangasta on n. 31% ja loput n. 6% on lehtomaistakangasta. Laskennallinen puuston kasvu on n. 4m3/ha/v tasolla ja ennusteen mukaan se tulee nousemaan 2040- luvulla n. 6m3/ha/v tasolle. Jyrkkäkoski kiinteistön läpi virtaa Pertunjoki. Istunkangas kiinteistön kuviolla 25 on naapurikiinteistön kaivo (rasitteena). Istunkankaan materiaaleissa ilmakuva ja latvuspintamalli sekä Istunkangas että Jyrkkäkoski kiinteistöistä. Istunkangas ja Jyrkkäkoski kiinteistöillä on keskeneräisiä metsänuudistamistöitä kuvioilla 24 ja 37. Metsänuudistamisvelvoite siirtyy kaupassa ostajalle.
